NABERS (formerly ABGR)
NABERS, (National Australian Built Environment Rating System) formerly ABGR, is a scheme that enables building owners and tenants to benchmark the performance of their buildings. NABERS currently has rating schemes that assess Energy, Water, Indoor Environment and Waste.

Commitment Agreements (NABERS Energy only)
The building owner or developer will sign a commitment agreement at the concept design stage that allows them to promote their building as 4, 4.5 or 5 stars. As part of the agreement a computer simulation is required to demonstrate that the building can achieve the rating as specified in the agreement. The agreement is effective from design through to 12 months building operation.

Accredited Performance Rating
After 12 months operation a performance rating is completed by an accredited assessor. If the performance rating achieves the star rating nominated then a certificate is issued.

Green Star
Green Star is a comprehensive, national, voluntary environmental rating scheme that evaluates the environmental design and achievements of buildings. Green Star is a holistic rating tool that addresses Management, Indoor Environment Quality, Energy, Transport, Water, Materials, Land Use & Ecology, Emissions and Innovation. Green Star has rating tools in offices (design, as built and interiors), retail centres and educational facilities.

BCA Section J Compliance
Section J of the BCA introduces features that must be incorporated into buildings that facilitate the efficient use of energy. Residential buildings (single and multi dwelling) can demonstrate compliance with the BCA by achieving a star rating when assessed with house energy rating software (NatHERS or BERS Pro) or via Deemed-to-Satisfy (excluding NSW-see BASIX). All other classes of buildings can demonstrate compliance with the BCA via a computer simulation verification or via a Deemed-to-Satisfy assessment.

BASIX
A BASIX Certificate must be submitted at the Development Application stage for all new residential dwellings in NSW. The BASIX Certificate assesses Energy, Water and Thermal Comfort. Compliance with Thermal Comfort can be achieved using house energy rating software (NatHERS or BERS Pro).
